Understanding the price

Know what you are comparing.

The home & the plot

A two-bedroom villa on 125 m² of land, or a three-bedroom on 200 m². Both include a private heated pool and landscaped outdoor space.

The lease term

The current lease is secured until July 2055. The land lease is paid within the purchase price, with no recurring ground rent.

The full specification

Ask for the itemised scope, furniture schedule and any costs outside the quoted price before reserving. Your contract records the agreed inclusions.

Two-bedroom: 5 billion IDR. Three-bedroom: 7 billion IDR. USD prices are indicative; the amount you pay in your home currency depends on your transfer rate.

Milestone payments

A purchase in six stages.

The proposed schedule links the purchase to defined milestones, with the final 15% at handover. Review each stage and its conditions with the team.

Personal use & rental potential

Explore a rental year.

A villa can be your own base in Bali and welcome paying guests when you are away. Adjust the inputs below to see how income changes.

NOYA’s expected case60% occupancy · $215 / night

Our current planning assumptions for the two-bedroom villa.

Explore lower-demand years and stronger-rate scenarios. The upper limits are for comparison, not a forecast of full occupancy or future prices. Personal stays reduce rentable nights.

The 40% operating allowance includes management, booking commissions, staffing, utilities, pool and garden care, and maintenance. It is a project modelling assumption, not an operator quote.

Yield = income after operating costs ÷ indicative USD purchase price. This excludes tax, financing, purchase costs, currency movements and major replacements. These are illustrations, not promised returns.
