NOYA is an off-plan project. The villa images are architectural visualisations of the planned design. Ask us for the latest project status and the proposed schedule for the villa you are considering.

The two-bedroom villa has two ensuite bedrooms upstairs and a guest bathroom downstairs, around 104 m² of built space on 125 m² of land. The three-bedroom has a ground-floor master suite, two upstairs ensuite bedrooms and a guest bathroom: around 154 m² on 200 m² of land. Both layouts have a private heated pool.

The two-bedroom villa is quoted at $285,000 (5 billion IDR), and the three-bedroom at $395,000 (7 billion IDR). USD prices are approximate. Contracts and payments are in Indonesian rupiah; your transfer rate determines the final USD cost.

The homes are designed for both personal stays and rental use. If you choose a rental manager, agree your personal-use calendar and operating arrangements with them.

The two-bedroom has two ensuite bathrooms and one separate guest bathroom: three in total. The three-bedroom has three ensuite bathrooms and one separate guest bathroom: four in total.

The current lease is secured until July 2055. There is an option to extend by 30 years, at market value at the time of renewal, assessed by independent valuers. The extension is an option with an additional cost.

The indicative build period is 12–18 months. The start date and completion schedule for your villa will be confirmed in the contract; this is not a countdown from today.

The quoted villa includes the land lease, the home, a private heated pool and landscaped outdoor space. Request the current itemised specification for furniture, finishes and any additional costs before reserving.

There is no recurring ground rent or estate-wide service charge. You still pay the running costs of your own villa, including utilities, upkeep, pool and garden care, and management if appointed.

No. The rental calculator is an illustration based on your selected nightly rate and occupancy, with an assumed operating allowance. Actual income, costs and occupancy will vary.
